Civil Liability

Civil liability coverage is always attached to the address of your principal residence, and it also covers you for bodily injury or property damage caused to others on your other property and for the cost of any legal action. For example, if a floor collapses into the apartment below, a tenant slips down the newly waxed stairs or one of your tenants takes you to court for financial compensation. This is where civil liability insurance comes into play.

All perils or specified perils insurance

There are many options in home insurance:

  • “Specified perils” home coverage lists what is covered and also the exclusions.
  • “All perils” home coverage assumes that everything is covered, other than the exclusions.

Note: There are always exclusions! Talk to your broker to learn how certain exclusions can be circumvented with additional coverage, even in the case of all perils coverage.

Tailor your insurance to the number of units in your building

Different types of insurance depending on the number of dwellings in your apartment block

If your building has six dwellings or fewer, you have to be insured as an individual with an income property.

Building with seven dwellings or more

If your building has more than six dwellings, you have to be insured as a business with an income property.

Exception for businesses 

Regardless of the number of dwelling units in your building, if you rent space to a business, you automatically need to insure yourself as a business, with the appropriate insurance.
